A land release plan to deliver 1700 new homes at Sellicks Beach has reached a key milestone towards its master planning process – as work to deliver a critical housing boost to the State moves forward.
The process to rezone the land to residential has commenced allowing for the next stages of the release to accelerate, paving the way for stakeholder engagement, public consultation and site investigations.
Sellicks is part of the Malinauskas Labor Government fast tracking the single largest release of residential land in the State’s history – more than 25,000 homes across parcels of land at Dry Creek, Concordia, Noarlunga Downs, Onkaparinga Heights, Aldinga and Golden Grove as part of the Government’s “Better Housing Future” plan.
Civil works are expected to start within months at Onkaparinga Heights (formerly Hackham), allowing for the first of 2,000 homes to be built in the new suburb.
Renewal SA is currently coordinating infrastructure deeds for land, which was rezoned for master planning earlier this year and includes the need for a minimum of 15 per cent affordable housing.
It is anticipated construction on the initial 200 homes will start mid-to-late next year, with opportunity to grow to more than 1000 allotments.
Public consultation on the code amendment for Concordia – to unlock 10,000 new homes – is due to begin by the end of the year, with construction on first homes expected to begin for 2025.
A master plan for the Dry Creek proposal to deliver 10,000 homes will be jointly prepared between Renewal SA and the other major landholder, outlining a long-term planning vision within the growth area.
Detailed infrastructure investigations – including water, wastewater, electrical servicing, stormwater, environmental management, and access to roads and schools – will need to be determined prior to rezoning to ensure appropriate services are in place and impacts on the site’s salt fields are managed before development begins.
The Sellicks Beach land release and its initiation adds much-needed supply to Adelaide’s southern suburbs and is some of the last remaining land in the metropolitan south of Adelaide able to accommodate projected growth – also identified in the 2010 30-Year Plan for Greater Adelaide and 2017 update.
The City of Onkaparinga will help guide the proposal through its extensive previous planning work, which will see the development of:
- an accessible centrally located centre to provide a range of local business, shopping, and facilities to support the growing community and supplement other Southern centres,
- a variety of housing densities to support and activate the future centre, and its accompanying public open space; and,
- appropriate infrastructure and services to support the future master planned community.
The Unit – led by respected planner Elinor Walker – has also engaged with government agencies and utility providers, including SA Water, to discuss environmental and transport requirements, such as the Main South Road Stage Two duplication, as well as meeting with local government representatives, landowners and responding to residents’ enquiries.
Further community consultation on the Sellicks Beach proposal is due to commence in the coming months, with construction on first homes anticipated to begin for 2025.
